Meet Sam: LEVEL's Workspace Advisor Who Knows the Office Market Inside Out

There is a particular kind of person who thrives in commercial property. Someone who is comfortable with complexity, good with people, and sharp enough to cut through a market that most businesses find genuinely difficult to navigate.

Sam is that person.

Born and raised in South Manchester, educated in Altrincham and Newcastle, Sam came back to his home city and built a career around the thing he had always been good at: understanding what people actually need and helping them get it. A background in hospitality and sales gave him the foundations, how to listen properly, how to build trust, how to have straight conversations. Everything that makes a great advisor.

His entry into commercial property was a stroke of chance. A chance introduction through a recruiter led him to Joe Averill, who had just launched LEVEL, a tenant-only workspace advisory, and was looking for his first hire. They met in October 2023. By the end of the conversation, it was obvious it was going to work.

"From the day I met Joe, we got on like a house on fire. The passion he had for what he was building was infectious. I knew pretty quickly I wanted to be part of it."

Building Something Real

Two and a half years in, Sam has become one of the most well-connected workspace advisors in the business.

He works with businesses at every stage, startups finding their feet, scaleups growing fast, established companies reassessing what they need as they head into a new chapter. His sweet spot is fast-growth businesses, particularly in recruitment and tech, who have hit a milestone and need a space that matches their ambition. He covers the length and breadth of the UK, is constantly travelling to support clients with viewings, and is currently supporting a client with an office opening in Chicago. When a business needs to be somewhere, Sam finds a way to get them there.

But what has defined Sam's time at LEVEL as much as the deals he has done is the network he has built. Joe has always encouraged the team to get out into the business community, to attend events, meet people, and be genuinely present wherever their clients are. Sam has embraced that fully. Over two years, he has built relationships with hundreds of founders, operators, and decision-makers, the kind of network that takes most people in this industry a decade to develop.

"My favourite thing about this job is the relationships I've built along the way. That is what gets me out of bed in the morning, and it is what I hope to keep building for years to come."

Why It Matters Who You Work With

LEVEL works exclusively for tenants. Never landlords. It is the founding principle of the business, and it is what gives Sam's advice its value.

Most of the people involved in an office search are, in some way, working for the building. Sam is not. He is working for the business sitting across the table, with full access to the entire market, no vested interest in any particular building, and two and a half years of doing this every single day.

The longer he has been doing this, the more he has come to appreciate how much that matters. Tenants who have navigated office searches without proper representation, not knowing all their options, not understanding the market, making decisions under time pressure, consistently tell him the same thing. It did not have to be that hard.

"We do this every day. We have insight into the market that most tenants simply don't have access to. When businesses work with us, they get the full picture, and they make better decisions because of it."

One thing Sam always raises early in any conversation: time. The office search process takes longer than most businesses expect, and getting ahead of a lease expiry, six months for serviced space, twelve months for a conventional lease, changes the quality of the outcome significantly. It is the kind of advice that only comes from experience.

Away From the Desk

Outside of work, anyone will tell you without a flicker of hesitation that Sam is a legend. An all-round, down to earth guy and a people person through and through.

When he is not navigating the office market, Sam is usually out on the golf course, on a padel court, or on a ski slope somewhere. He socialises hard, travels regularly to see friends in London, and always makes time for the people that matter.
